You can ask the seller to repair specific items before closing. Signing off on a failing roof or a bad HVAC system is not the same house you made an offer on.

    The offer price is one variable among several. A longer closing window, a shorter inspection period, a larger earnest money deposit, or willingness to do a rent-back period can all tip a deal in your favor without you spending an extra dollar on the purchase price.

    For buyers with a stable income, a down payment of at least ten percent, and a concrete plan to stay in the home for at least five years, this market is workable, even if it is not cheap or easy. The homes that meet real criteria at a realistic price are still moving. They are going to the buyers who treated the process like the major financial decision it is.
